Damp and mould, tackled at the source

Bathroom exhaust fans on the Central Coast

Mould on a bathroom ceiling usually starts with steam that had nowhere to go. Lilac Air Conditioning installs, replaces and repairs bathroom and toilet exhaust fans in homes, units and strata buildings, ducted properly to the outside.

A fan that moves air, not moisture

A bathroom exhaust fan is a small extraction fan, set into the ceiling or a wall, that pulls moist air out of the room and sends it through a duct to the outdoors. When it works, steam is gone shortly after the shower. When it doesn't, the moisture settles on cool surfaces and the mould follows.

Lilac Air Conditioning fits new fans, replaces tired ones and repairs faulty ones in houses, units and strata buildings across the Central Coast and Lake Macquarie. The aim is to fix the damp at its source rather than keep wiping it off.

Where the duct ends up

Plenty of bathroom fans look fine from inside the room. The trouble is often above the ceiling, in where the duct ends up.

  • The duct finishes inside the roof space or the eaves, so the moisture condenses in the cavity.
  • The flexible duct sags in the middle and collects water.
  • The outlet has no flap, so cold air and insects blow back in.
  • The run is so long and twisted that very little air gets out.

Sizing the fan to the room

Bigger isn't automatically better, and neither is whatever happens to be the first fan on the shelf. A fan should suit the size of the room, how long and straight the duct run is, and how the bathroom is used. A small powder room and a large ensuite with a steamy shower are very different jobs.

Gary measures up, looks at the duct route, and chooses a fan that will move enough air once the duct is attached, since a long run cuts the airflow the label promises. Some fans can also be fitted with a run-on timer, so they keep working for a while after you've left the room.

Units and strata buildings

Bathroom ventilation in a block of units can be less straightforward. Ducts may share a riser, the wall or ceiling may be common property, and an owners corporation may need to approve changes. These are worth sorting out before work starts, not after.

Lilac Air Conditioning sets these points out in the written fixed-price quote, which can be passed to a strata manager or committee as it stands. Where several bathrooms in a building have the same trouble, Gary can quote them together.

Repair or replace

A fan that's loud, rattling or barely holding a tissue to its grille isn't always finished. A loose duct or a blocked outlet is a simple fix. A worn motor in an old fan is often better replaced than repaired, and Gary will tell you which case you've got.

If mould is already on the ceiling, the fan stops it getting worse but it won't clean it off. Persistent damp that returns even with a working fan can point to a leak or another source, and Gary will say so rather than selling you a fan to solve it.
